Choosing to buy a pre sale home means you get to customize it to match to your lifestyle and design tastes. Of course, this typically means waiting a little longer to move in, but with a little bit of patience –  you’ll be unpacking your things before you know it. Here’s what you can expect during the home building process and how long it may take before you can move into your new home.

The StreetSide Home Building Process

After you choose the perfect community, tour a model home, and pick your floor plan, you will work with an Area Manager to review your plans and see what personalization’s you’d like to make. They will create an allowance for your to select the interior finishings you would like, unless the home is under construction already. In this scenario, a designer would have already selected the colours in the home. Ask your Area Manager about the option to add features such as a fireplace, feature walls & dry bar options that may still be available for a spec home.

When building a home pre-construction, you will be contacted to meet with our design specialists at designQ to make finishing selections for your flooring, paint, cabinetry, and more. This is where you will finalize the interior items in your home. Once your choices and upgrades are priced and signed off on, the home can begin construction when our construction team is ready.

During the construction process, you will receive updates from our sales team. You’re also able to check on the progress of your new community on a community Facebook page. There will be several key review stages – including the electrical and cabinet stages – during which you can make scheduled visits to the construction site to see the progress of your new home build.

About a week before you take possession, we will meet you at your home for a pre-occupancy walkthrough. This inspection is designed to make sure you are completely satisfied with everything in your new home, from the flooring to the finishes. This walkthrough is also intended to educate you on the systems and processes in your home, and how to use them. Our goal is to build a home that meets your every expectation on the day of possession. If you notice any deficiencies, we are committed to addressing them quickly to ensure you are happy with every aspect of your new home.

How Long Until Move-In?

One of the biggest questions you may have is how long it will take before you can move into your new home. The answer depends on when you buy and whether you want a quick possession home or a pre sale home.

If you select and buy a home before it’s broken ground (or begun), also known as a pre sale, it may be up to six to eight months before your home is ready for possession. This timeline will depend on a few factors, including where the unit you’ve selected is. For instance, purchasing a condo on the third floor will most likely be completed after units on the fourth floor. Similarly, selecting a town home in a building that has not begun yet will make it’s possession further away than those units which have already begun construction.

If you want to move into a new home right away, quick possession homes are another appealing option. A quick possession home gives you all the benefits of a new home without the wait. This new home option is built to popular specifications, including the floor plan, design and interior selections. This means there is a much shorter wait time for your home to be built. Depending on the construction stage of the home, you can expect to move in within a few months.

The timeline for buying a new home depends on several factors, but you can expect a few months before your move-in date with a quick possession home, or between six and eight months if you choose a pre sale home.  Regardless of which option you choose, you will stay up-to-date on the construction of your home and the development of your new community through updates from StreetSide sales staff.
